the estimate process

1. ​Pending your inquiry, we'll begin with a virtual estimate. You'll share details like:

  • The quantity of windows and/or doors you'd like to replace

  • Your preferred product material, color and/or features

  • As much detail about the window type and sizes         

  • Why you’re replacing your windows; what purpose your new windows need to serve?

  • The number of stories in your home

  • The siding type of your home 

  • Zip code for City of Austin permitting purposes

  • Photos are always helpful!

  • We’ll send you an e-mail with a whole lot of window/door information for you to review

 

If you need guidance gathering this information, we're here to help! If the virtual estimate is in line with what you expected, we can proceed and schedule an on-site estimate. We'll gladly schedule a on-site estimate first for a fee of only $75.00, which we'd apply to your invoice should you decide to move forward with us. 

 

If you have a budget, please share it. We can gather and provide the best options within that budget.  

 

2. We'll schedule a day and time for an on-site estimate. This can be formal or informal. Please share your preference.

  • Your existing windows and/or doors will be assessed and measured

  • We'll listen to additional ideas and wishes (brand, style, material, budget, etc.)

  • We'll share our thoughts on the best option(s) for your needs and the climate here in the Austin, Texas area

  • The window and/or door replacement process will/can be demonstrated/explained 

  • This is the perfect time to pull out your list of questions and/or concerns

  • Determine what kind of materials we should use for other parts of the project; cedar, composite, pine, etc. This is often determined by budget, but we always recommend composite

  • Determine City of Austin permitting requirements for your home improvement project; ensure the replacements meet City of Austin fire code

  • We kindly ask that all decision makers in regards to the project are present during this time. It prevents confusion and delays

 

3. Window Quote Request​

  • Together, we'll narrow down our window and/or door options to two brands (or styles)

  • We'll send a quote request to one of our partners, vendors, suppliers or window manufacturers 

  • Wait up to 72 business hours to receive the quote 

  • We'll forward the information over to you with labor, material, and City of Austin permit (if required) costs included

  • Request approval from your HOA [if applicable]

  • Ask any additional questions you may have ​

 

4. Finalize 

  • Once you've made the right decision to hire us, a contract will be sent for you to review and sign (please read thoroughly)

  • We'll collect the deposit 

  • We'll order the product/materials

  • We schedule the installation dates based on the ETA provided upon ordering 

  • Most window and door lead times are 4-6 weeks from the date of purchase

  • We wait for installation day!

An on-site estimate is always required to confirm the accuracy of virtual estimates.

why a virtual estimate first?

Because family, balance and good health.

 

We understand the consumers desire to obtain more than one estimate for price comparison. In fact, we encourage it. However, estimates aren't necessarily "free". If we continued to schedule on-site estimates as we once did—without a virtual estimate first, the founder could easily work 100+ hours per week. The unseen cost is minimal to no time with family and friends, over exhaustion, stress and deterioration of health. We hope you understand. Although, as Austin being the unofficial city of "no worries" and huge supporter of local small businesses,  we're confident you do!

Permits 

  • Do I need a permit? If you're in a permit zoned area, yes. 

  • Who applies for the permit? We're happy to announce that as of January 1, 2018, our clients are no longer responsible for the permit process—we'll take care of the City of Austin window replacement, door replacement and siding replacement permits in-house for you! * Applies to COA residents only . Other towns and cities with permit requirements are encouraged to hire a permit application service that serves their town and/or city.

  • What permits do I need? Don't you worry. We'll take care of that too!  For our specialty areas, the three most common permits are a Residential Express Permit, Demolition Permit and Interior Remodel Permit. Some projects may require more than one permit however. For instance, a simple size for size window and/or size for size door replacement or installation only requires a residential express permit. We can usually obtain the permit within 7 business days. Projects that include, but not limited to, a new window opening, a new door opening, enlarge a window, enlarge a door, egress requirements, etc. require a demolition permit and interior remodel permit. The approval of that permit process can take weeks or even a couple of months. 

 

If a trade professional who requires a license by the State of Texas, like a plumber or electrician is needed, we'll let you know (and we have referrals we'll gladly share). They'll require a separate trade permit as required by the City of Austin; they're responsible for that part of the permitting process.

  • How can I help with the permit process? We're thrilled you asked! If we're completing a residential express permit for your project, we'll send you a copy of the City of Austin permit via e-mail that requires your signature. Please read the permit, sign and date it and e-mail it back over to us. It's that simple. However, we'll need the following for:

 

Demolition Permits

1. Confirm the home is not a historic landmark and is not within a historic district

2. A NOTARIZED owner authorization/signed demolition permit OR a letter of Authorization NOTARIZED, giving the applicant (KGK Home Improvements, LLC) permission to apply for the permit on your behalf. 

3. A certified tax certificate (must be embossed). This can be found at the Travis County Assessor's Office.

4. A scaled to size/dimensioned site plan showing all existing structures including but not limited to, trees with a diameter of 19' or more, property lines, easements, patios, decks, sidewalks, driveways, parking spaces, detached garages, sheds and roof overhang lines. All easements must be identified by type, size and location. [(3) 11 x 17 copies are required]. If you do not have a survey or plot plan and cannot obtain one, a surveyor must be contacted to prepare a new one. 

Residential Interior Remodel Permits

1. Confirm the home is not a historic landmark and is not within a historic district

2. Determine whether your home is in a airport overlay zone, if your home is within 200 feet of a hazardous pipeline, if your home is within 100 feet of the 100 year floodplain and if there are any expired permits outstanding for your property address.

 

3. A letter of Authorization NOTARIZED, giving the applicant (KGK Home Improvements, LLC) permission to apply for the permit on your behalf. 

4. A certified tax certificate (must be embossed). This can be found at the Travis County Assessor's Office.

5. Scaled to size/dimensioned site plan showing all existing structures including but not limited to, trees with a diameter of 19' or more, property lines, easements, patios, decks, sidewalks, driveways, parking spaces, detached garages, sheds and roof overhang lines. 6. Scaled to size/dimensioned floor plan of each room the permit is applicable to, with all existing windows and doors identified (we can create the floor plans) [(3) 11 x 17 copies are required]. 

We're partnered with local engineers and architects to complete the remaining application requirements.
